From the Regency terraces off the Parade to the family semis of Lillington and Sydenham, Leamington driveways come in every shape and size. Stonetech Paving is a family-run tarmac driveway company in Leamington, working for homeowners across Milverton, Campion Hills, Brunswick and Whitnash from our Warwickshire base. As a tarmac driveway contractor in Leamington we handle the whole job: survey, dig-out, sub-base, edging, drainage and a hot-laid finish, with free advice on layout and design. Whether you want a tidy single-car drive on Tachbrook Road or a wider sweep in front of a Milverton villa, we plan it around your house and your street.
Every drive starts with a proper dig-out, then a compacted MOT Type 1 sub-base, a binder course and a hot-rolled surface course rolled to falls so water runs away from the house. We finish the edges in block or granite setts, which sit well against the stucco and red brick of Leamington, and add channel drains where a drive slopes towards a garage or doorway. Our tarmac drives carry a 10 year guarantee, we are fully insured, and our TrustATrader rating stands at 5.0 from 150 reviews.

Every drive is built from the ground up, so the finish you see is backed by a base that stays level for years.
Full dig-out, a compacted MOT Type 1 sub-base, then a binder course and a hot-rolled surface course for a smooth, hard-wearing drive.
Where the base is sound, a new tarmac surface over the old one gives a fresh, even finish for less than a full rebuild.
Classic black, or red tarmac for a warmer look. Contrasting bands and borders can mark out parking bays and paths.
A tarmac driveway with a border of block paving, granite setts or kerbs holds the edges firm and frames the house.
Potholes, sunken patches and failed edges cut out square, the base re-compacted and new hot tarmac rolled in flush.
Channel drains, soakaways and falls to a border so rainwater has somewhere to go, plus help with dropped kerb applications.
Tarmac is not the only option for a Leamington home: we also lay block paving, resin driveways and patios, and can organise the dropped kerb so your new drive connects properly to the road.

Hairline cracks that widen each winter usually point to water getting into the base.
A surface that sheds grit or breaks into holes has worn through its binder.
Standing water means the falls have sunk or there is nowhere for rain to drain.
Growth through the joints and bulges near trees break the surface apart from below.
Sunken areas where the car parks show the sub-base was too thin for the load.
Plenty of Leamington drives were laid decades ago and have simply worn thin on top. If the base is still firm and the levels work, a new surface course over the old one can be the sensible choice. Where roots from the town's mature avenue trees have lifted the surface, or a shared drive between semis has sunk in the wheel tracks, we dig out and rebuild from the sub-base instead.
10 year guaranteeLeamington's conservation area is one of the largest in the country, taking in much of the Regency and Victorian town around the Parade, Clarendon Square and Binswood Avenue, so front gardens there often call for a more traditional look with setts or a period edge. Further out, Lillington and Sydenham are mostly post-war semis and terraces with narrow frontages, while Whitnash and the newer Warwick Gates streets have estate drives that people often want widened. Low-lying streets near the River Leam can be slow to drain after heavy rain, so falls and outlets matter. Covering more than 5 square metres of front garden with an impermeable surface needs planning permission unless the water drains to a lawn, border or soakaway, and any new dropped kerb must be approved by Warwickshire County Council.
Our team lays drives right across Leamington Spa and the places around it, including Whitnash, Cubbington, Radford Semele, Bishops Tachbrook, Warwick and Kenilworth.
We also cover these nearby areas with the same team and the same guarantees.
What happens after you call, from the first visit to parking on your new drive.
We measure up, check levels and drainage, talk through edging and colour, then send a fixed written quote.
The old surface is removed and a compacted MOT Type 1 sub-base is laid to the right depth for your vehicles.
Edging is set on concrete and drains or falls are built in, so the edges stay put and water runs away.
A binder course goes down first, then the hot surface course is laid and rolled to a smooth, even finish.
We leave the site tidy, walk the drive with you and explain when you can park, usually after 24 to 48 hours.

Straight answers to the questions we are asked most. If yours is not here, give us a call.
Not sure what you need? 01926 825 684Small cracks can be cleaned, dried and sealed with a tarmac crack filler. Potholes and larger failures need the damaged tarmac cut out square, the base checked and re-compacted, and new hot tarmac laid and rolled level with the surrounding surface. If cracks are spreading across the whole drive, the problem is usually the sub-base, and a professional survey will tell you whether a repair or a resurface is the better spend.
Scrub the moss off with a stiff brush and a mild detergent solution, or use a moss killer made for hard surfaces, leave it for the time stated, then brush and rinse. A pressure washer on a low setting helps, but a high setting can loosen the stones in the surface. Cutting back overhanging branches and improving drainage on shaded edges stops it coming back.
For a family driveway used by cars, we lay a binder course and a surface course, with the finished tarmac usually 30mm to 50mm thick on top of a compacted MOT Type 1 sub-base. Heavier vehicles such as vans or motorhomes need a deeper sub-base and thicker layers. The sub-base matters as much as the tarmac, because that is what stops dips and cracks forming later.
Sweep off loose debris first, then scrub stubborn dirt with warm soapy water and a stiff brush. Use a specialist tarmac cleaner or degreaser for stains. A pressure washer on a low setting is fine for algae, but avoid high pressure, which can strip the fine stone from the surface. Regular sweeping and clearing leaves from the edges keeps the drive looking newer for longer.
Most tarmac driveways in Leamington come in at £40 to £70 per square metre. Where yours sits in that range depends on how deep we need to dig, whether a skip and machinery can get onto the drive, if old concrete has to be broken out, the edging you pick, any drainage needed and whether you want a dropped kerb. A narrow terrace frontage with tight access prices differently from an open estate drive in Whitnash. Call 01926 825 684 for a fixed quote.
You can usually walk on a new tarmac driveway straight away, but wait at least 24 to 48 hours before driving or parking on it. In hot weather the surface stays softer for longer, so avoid turning the steering wheel while stationary and keep car jacks, motorbike stands and skips off it for the first few weeks.
Blot fresh oil straight away with a cloth or paper towel. For older stains, cover the area with an absorbent such as cat litter, sawdust or baking soda, leave it for a few hours and sweep it up. Then scrub with a degreaser made for tarmac, or washing-up liquid and warm water, and rinse well. Avoid solvents such as white spirit, which soften the bitumen.
A tarmac driveway is surfaced with tarmacadam, crushed stone bound together with bitumen and laid hot, then rolled smooth. It is the same family of material used on roads, which is why it copes so well with daily parking. It is quick to lay, low maintenance and usually more affordable than block paving or resin bound surfaces.
A well laid tarmac driveway lasts 15 to 20 years, and often longer with a little care. The biggest factors are a properly compacted sub-base, the right thickness for the vehicles using it, and good drainage. Filling small cracks early and keeping the edges clear of weeds and leaves helps it reach the top of that range.
As a guide, a tarmac driveway costs £40 to £70 per square metre. Larger, open drives with a sound base sit at the lower end. Small or awkward drives, deep dig-outs, old concrete removal, block or granite edging and extra drainage push the price up. A free survey gives you a fixed figure for your own drive.
